Regional Director of Operations- Mountain

Supervisory Responsibilities: Direct oversight of General Managers (GMs) across 7–10 WareSpace properties (up to 1 million SF)

Location: Regional / Hybrid with regular travel

The Regional Director of Operations is responsible for overseeing the performance and operations of 7–10 WareSpace locations within a designated region. This role is accountable for leading and developing on-site General Managers, ensuring operational excellence, tenant satisfaction, financial performance, leasing execution, and implementation of strategic initiatives across the assigned portfolio.

• Lead, coach, and manage a team of General Managers across assigned properties.
• Drive execution of operating plans, budgets, and company initiatives at the regional level.
• Conduct regular site visits to monitor property condition, team performance, and tenant engagement.
• Maintain responsibility for tenant retention, issue resolution, and satisfaction across the region.
• Partner with leasing team to support occupancy goals, leasing strategy, and local deal execution.
• Oversee onboarding, training, and development of new GMs to ensure operational consistency.
• Ensure accurate and timely financial reporting and budget performance for all assigned sites.
• Evaluate and optimize vendor performance and building services.
• Monitor preventive maintenance programs and ensure all properties meet company standards for cleanliness, safety, and functionality.
• Lead rollout and adoption of new operational initiatives and systems.
• Collaborate cross-functionally with construction, leasing, marketing, and finance teams.

• Bachelor's Degree in Business, Real Estate, Operations, or related field.
• Minimum 7 years of commercial property or operations management experience.
• Prior experience managing multiple sites and teams across a geographic region.
• Industrial real estate experience strongly preferred.

• Strong leadership and team development skills.
• Proven ability to manage budgets, vendors, and operational performance.
• Excellent written and verbal communication skills.
• Detail-oriented with strong analytical and problem-solving abilities.
• Proficiency in project management and process implementation.
• High level of emotional intelligence and ability to resolve conflicts with professionalism.
• Comfortable working in a fast-paced, decentralized environment.

This is a full-time, hybrid role.
Frequent travel to WareSpace properties is required.
This job operates in both a professional office setting and warehouse environments.

Some lifting (up to 30 lbs.).
Frequent travel, walking property grounds, and prolonged periods of driving and computer use.
