The Role
Manages MEP pre-construction coordination, BIM and drawing reviews, procurement, subcontractor contracts, site execution, scheduling, quality and safety compliance, statutory approvals, testing, commissioning, and handover. Coordinates HVAC, electrical, plumbing, fire protection, and building management systems while resolving multidisciplinary interfaces and certifying bills and variations. Requires strong MEP technical knowledge and proficiency with Microsoft Project for scheduling.

Scope Of Work
1. Pre-Construction & Design Coordination
• Clash Detection & BIM/Autocad Review: Lead BIM/Revit coordination
meetings to resolve spatial clashes between HVAC ducts, cable trays, fire
lines, plumbing pipes, and structural elements (beams, slabs, shafts).
• Drawing Validation: Review and approve Good for Construction (GFC)
drawings, shop drawings, schematics, and builder's work drawings (core-cut
and sleeve locations) before work starts.
2. Procurement, Contracts & Commercial Management
• Technical Bid Evaluation (TBE): Evaluate subcontractor quotes and
equipment proposals against project design criteria and approved vendor lists.
• Material Submittals & Approvals: Scrutinize Material Inspection Requests
(MIRs) and technical data sheets for major plant equipment (chillers,
transformers, DG sets, pumps, panels, AHUs, fire alarm systems).
• Billing & Variations: Verify contractor measurement sheets, certify running
account (RA) bills, and assess subcontractor variation claims against the
original Bill of Quantities (BOQ).
3. Site Execution & Interface Management
• Civil-Structure Alignment: Ensure wall openings, slab sleeves, cast-in
conduits, and foundation plinths for heavy machinery (e.g., chillers, cooling
towers, transformers) are executed on schedule before structural concrete
pours.
• Daily Progress Monitoring: Track execution milestones using Gantt
charts/Primavera/MS Project against the master project schedule.
• Inter-Disciplinary Alignment: Resolve boundary issues between specialized
trades (e.g., BMS controls vs. HVAC dampers; fire pump room piping vs.
electrical starter panels).
• Weekly/Daily Meeting: Need to attend site co-ordination meeting with client
and other vendors.
4. Quality Control, Safety & Statutory Compliance
• QA/QC Enforcement: Implement the MEP Quality Inspection Plan (ITP),
verify pressure testing (hydro-testing of chilled water, firefighting, and
domestic lines), insulation integrity, and cable megger testing.
• HSE Compliance: Enforce site safety standards for hot works
(welding/brazing), working at heights, confined space entries (shafts, tanks),
and lock-out/tag-out (LOTO) procedures.
• Liaison & Authority Clearances: Secure statutory approvals and
inspections, including:
o Electrical Inspectorate (CEIG / State Electrical Board) for
substations, HT panels, and DG sets.
o Fire & Emergency Services for fire pump operations, hydrants,
sprinklers, and life safety NOCs.
.
5. Testing, Adjusting, Balancing & Handover (TAB & T&C)
• Pre-Commissioning Checks: Verify dry-run procedures, electrical phasing,
rotational checks on motors/pumps, and duct air-leakage tests.
• Integrated Testing: Conduct integrated building system tests (e.g., initiating
a fire alarm trip to confirm that AHUs trip, stairwell pressurization fans
activate, access control doors unlock, and elevators recall to ground level).
• Handover Documentation: Compile As-Built drawings, Operation &
Maintenance (O&M) manuals, warranty/guarantee certificates, spare parts
lists, and train the client's facility management (FM) team.
