We’re building trust in this system of credit.

As a Project Lead for Consumer Diligence, you own TPR review engagements end to end. You'll perform loan-level credit review on non-QM consumer files covering income, assets, liabilities, credit, and collateral, including complex and alternative income analysis, and make and defend the exception decisions that come out of it. You'll translate each client's scope and guidelines into the review, serve as their point of contact through the engagement, communicate findings, and manage timelines against SLA while coordinating with internal operations, product, and compliance. You'll keep grading consistent across a book of loans, resolve the files and escalations that fall outside guideline, and give the GM a straight read on where each engagement stands.

What you’ll do

Credit Review

  • Perform loan-level review on non-QM consumer files, covering income (full documentation as well as alternative documentation such as bank statement, P&L, and asset depletion), assets, liabilities, credit, and collateral/valuation.
  • Make and defend exception decisions, including the compensating factors behind an approval.
  • Interpret client scope and guidelines against applicable investor requirements, and set the review to match.
  • Resolve files that fall outside guideline and the calls reviewers escalate to you.
  • Keep grading consistent across a book of loans, and catch patterns that point to a systemic issue in a pool.

Client Delivery

  • Run the engagement end to end: translate the client's scope and guidelines into the review and deliver on quantity, quality, and SLA.
  • Communicate findings to the client and report exception and defect results to their satisfaction.
  • Write the exception responses and audit responses when a client or their auditor challenges a finding.
  • Serve as the client's point of contact through the review, and manage timelines with them and with internal operations, product, and compliance.
  • Give the GM and internal teams a current, honest read on where each engagement stands.
You should have
  • 7+ years in residential mortgage credit, with meaningful time in TPR or loan-level due diligence.
  • Recent, hands-on non-QM underwriting. You have graded files yourself in the last year, not just overseen people who do.
  • Ability to make and defend exception decisions to a client or rating agency, including complex and alternative income analysis and valuation review.
  • Direct experience communicating findings to clients and handling pushback on exceptions or defects.
  • Working knowledge of consumer compliance as it applies to review, including high-cost tests and product-specific disclosure requirements.
  • Ability to run to SLAs and competing deadlines without letting review quality slip.
Strong pluses
  • Agency, non-QM securitization, and whole-loan review experience, and familiarity with what rating agencies expect from a TPR file.
  • ComplianceEase or a comparable compliance engine.
  • Experience across agency guidelines (Fannie/Freddie/Ginnie) and non-QM documentation types such as bank statement and asset depletion.
