About the Role 

We’re looking for a Preconstruction Project Manager that will lead and coordinate the preconstruction phase of construction projects to achieve budget and constructability goals. This role collaborates with internal and external partners, supports client relationships, and drives value through process improvement, cost analysis, and risk management. The Preconstruction Project Manager ensures all preconstruction activities align with company standards, brand reputation, and core values.

Core Responsibilities

  • Preconstruction Leadership
    • Manage projects from the conceptual phase through turnover and startup with Operations.
    • Lead the preconstruction process schedule and ensure milestones are achieved.
    • Conduct constructability reviews at design milestones and provide actionable feedback.
    • Coordinate early work field activities and ensure effective execution of action items to meet project objectives and KPIs.
    • Promote and reinforce company core values by leading through example.
  • Estimating and Cost Management
    • Formulate take-off plans for assigned projects and delegate responsibilities for seamless estimate compilation.
    • Prepare detailed estimates of trade scopes, building systems, and overall project costs.
    • Obtain and evaluate subcontractor proposals, identify scope gaps, and manage associated risks.
    • Develop value analysis alternatives to reduce costs and drive value-engineering initiatives.
    • Create, manage, and report monthly preconstruction job budgets.
  • Bid Management and Subcontractor Coordination
    • Coordinate bid solicitation efforts and identify subcontractors critical to project success.
    • Compile bid packages for complex scopes and adjust requirements to ensure level bidding.
    • Communicate key project requirements such as insurance, bonding, bid submission, schedule needs, and bid day activities.
    • Solicit design team members through the RFP process, evaluate responses, and provide recommendations.
    • Compile turnover matrices, confirm selected subcontractors, and identify buyout opportunities.
  • Collaboration and Communication
    • Support company initiatives and drive adoption of technologies that improve efficiency.
    • Coordinate with internal departments to ensure alignment of insurance, bonding, and scheduling needs.
    • Lead and facilitate preconstruction meetings, ensuring they are timely, effective, and informative.
    • Maintain ongoing communication with clients, design teams, subcontractors, and internal stakeholders.
    • Promote and enhance the company’s image, brand, and reputation in all interactions.
  • Risk Management
    • Identify high-risk construction activities during the bid process and propose mitigation strategies.
    • Develop clarifications and qualifications to minimize scope-related risks.
    • Ensure compliance with legal, financial, and project-related protocols.
    • Monitor cost trends and provide early warnings to management regarding budget or scope concerns.



Required Qualifications

  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Six or more years of experience in a commercial construction firm.
  • Ability to read, interpret, and analyze contract documents, drawings, specifications, scopes of work, and project schedules.
  • Thorough knowledge of construction forecasting, cost estimating, scheduling, purchasing, and accounting principles.
  • Demonstrated understanding of building processes and systems.
  • Ability to identify, analyze, and resolve complex project issues.
  • Exceptional relationship-building, listening, and communication skills.
  • Strong leadership ability with proven success in fostering team morale and collaboration.
