Position Summary

The Plant Operations Director is responsible for leading all facility maintenance, environmental safety, and physical plant operations to ensure a safe, functional, and regulatory-compliant environment for residents, visitors, and employees. This role oversees preventative maintenance programs, building systems, vendor relationships, life safety compliance, and department staff while supporting the organization's mission of providing exceptional resident-centered care.

Key Responsibilities
  • Lead the daily operations of the Plant Operations Department, including maintenance, repairs, preventative maintenance, and facility safety. 
  • Develop and implement preventative maintenance programs to ensure the reliability and longevity of building systems and equipment. 
  • Ensure compliance with CMS regulations, Life Safety Code requirements, OSHA standards, state regulations, and facility policies. 
  • Maintain building systems including HVAC, electrical, plumbing, fire safety systems, emergency generators, and other critical infrastructure. 
  • Supervise, coach, and develop Plant Operations team members while fostering a culture of accountability and teamwork. 
  • Coordinate and oversee contracted vendors, inspections, repairs, and capital improvement projects. 
  • Maintain regulatory documentation, maintenance records, and required compliance logs. 
  • Monitor department budgets, inventory, and purchasing while identifying opportunities to improve efficiency and reduce unnecessary costs. 
  • Respond promptly to maintenance requests, emergency situations, and environmental safety concerns. 
  • Collaborate with department leaders to support resident comfort, infection prevention, emergency preparedness, and operational excellence.

Requirements


Required Qualifications
  • High school diploma, GED, or equivalent combination of education and related experience. 
  • Minimum of three (3) years of facility maintenance, plant operations, or related experience. 
  • One (1) to two (2) years of leadership or supervisory experience. 
  • Practical knowledge of building maintenance, preventative maintenance programs, and physical plant operations. 
  • Experience operating maintenance equipment, including lawn equipment, pressure washers, chainsaws, and related tools. 
  • Strong knowledge of HVAC, plumbing, electrical, mechanical, and general building systems. 
  • Excellent verbal and written communication skills. 
  • Strong organizational, problem-solving, and leadership abilities. 
  • Ability to maintain confidentiality and communicate effectively with residents, families, vendors, and team members. 
  • Ability to meet the physical demands of the position, including lifting up to 75 pounds, prolonged standing and walking, bending, climbing ladders, operating maintenance equipment, and responding to facility emergencies. 
Preferred Experience
  • Previous experience in skilled nursing, long-term care, healthcare, hospital, or assisted living maintenance. 
  • Knowledge of CMS regulations, Life Safety Code (NFPA), OSHA requirements, and emergency preparedness standards. 
  • Experience managing preventative maintenance software or computerized maintenance management systems (CMMS). 
  • Experience overseeing facility renovation projects, vendor management, and departmental budgets. 
  • Certification in HVAC, electrical, plumbing, or other building trades is a plus. 
  • Experience leading teams while promoting a culture of safety, service, and continuous improvement.

Skills Required

  • High school diploma or GED or equivalent related work experience
  • Minimum of three (3) years related experience
  • One (1) to two (2) years management/supervisory experience
  • Practical knowledge of day-to-day maintenance and facility physical plant upkeep
  • Ability to operate equipment: lawn mower, weed eater, blower, edger, pressure washer, chainsaw
  • Effective verbal and written English communication skills
  • Highest level of professionalism with ability to maintain confidentiality
  • Ability to communicate at all levels and work well within a team
  • Customer service oriented with ability to work well under pressure
  • Ability to push, pull, move, and/or lift minimum 75 pounds and carry 50 feet
  • Standing and/or walking for more than four (4) hours per day
  • Bending and/or stooping for more than one (1) hour at a time
