Job Summary: THIS IS A HYBRID ROLE for someone in or near NASHVILLE, TN. 

We're seeking a detail-oriented Online Lead Research Specialist to prepare leads for our business development team to call and email. This role combines investigative skills with data analysis to identify and verify the key decision makers of commercial properties. The ideal candidate will be naturally curious, tech-savvy, and passionate about uncovering accurate information through methodical research.

This job has two main goals: to verify the true owners of commercial properties, and then determine the best ways to reach them. We have a reliable system for this process, and this job is mostly remote and full of quiet, focused days.

Note: a key aspect of this job is fluidity and speed when switching between websites, tabs, and data sources. If you don't have the chops of a "digital native", then this will not be a good fit! Thank you in advance!

Key Responsibilities:

• Property Research:
• Conduct thorough research on commercial building ownership
• Meet established weekly research goals
• Utilize various online tools to verify property information
• Create detailed profiles of target properties and ownership structures

• Contact Development:
• Identify and verify key decision-maker contact information
• Research and confirm phone numbers, email addresses, and social media profiles
• Make verification calls when needed to confirm ownership details

• Data Management:
• Maintain accurate records in Salesforce CRM
• Document research methodologies and findings
• Provide detailed summaries to support marketing initiatives

• Team Collaboration:
• Work with marketing and management teams to optimize workflow
• Share insights and patterns discovered during research
• Meet weekly research goals and reporting requirements

• Quality Assurance:
• Ensure data accuracy and completeness
• Verify information through multiple sources
• Follow established research protocols and best practices

Qualifications:

• Digitally savvy / ability to hop between multiple websites and tabs with speed and ease.
• Strong analytical and research capabilities
• Understanding of business structures (i.e. LLCs etc.)
• Excellence in organization and attention to detail
• Proficiency with digital research tools and databases
• Ability to work independently and meet deadlines
• Strong written and verbal communication skills

Preferred Experience:

• Background in research or Online Investigation
• Experience with Salesforce or similar CRM systems
• Experience with public records research
• Demonstrated success in data verification and validation
