Position Summary:

The Occupancy Specialist is a full time position at Hebrew SeniorLife – Simon C. Fireman Community (located in Randolph, Massachusetts) as part of the Property Management team to assist with the day to day operation in accordance with the Fair Housing Act (FHA). The position requires excellent customer service skills to meet the needs of all applicants, residents, family members, guests and professional colleagues. This role requires an independent “self-starter” with the ability to prioritize work, perform multiple tasks, demonstrate initiative, and be skilled in community building.

Position Responsibilities:

  • Maintains the waiting list and ensures compliance with the U.S. Department of Housing and Urban (HUD) policies
  • Processes all eligible applicants from application to admission under the Section 8 Program and Low Income Housing Tax Credit (LIHHTC) by verifying income, assets, medical and other expenses as required
  • Interviews applicants and conducts building tours/apartment showings
  • Responds to telephone inquiries and explains housing program requirements, waiting list, regulations, and mandatory meals program to applicants and maintains regular and timely contact with applicants as required
  • Maintains and updates tenant files and Yardi affordable housing software program


Qualifications:

  • Bachelor’s degree and/or 3 years of working experience in property management
  • Excellent written and verbal communication skills
  • Proven skill using computers with emphasis on Microsoft Word, Excel, and PowerPoint
  • Superb customer service and interpersonal skills
  • Manage multiple task simultaneously, handle difficult situations and demonstrate flexibility


Preferred Qualification

  • Certified Professional of Occupancy Certification or equivalent
  • Advanced/fluent English and Russian language
  • 1 year of HUD, Section 8 Affordable Housing Program and MassHousing and DHCD regulations and policies
  • 1 year of Yardi software or similar HUD Affordable Housing software
