Overview of the Role
  • Primarily responsible for being the tax lead on projects involving the structuring of real estate funds, transactions and related contract negotiations. 

  • Provide high level operational tax support to the APAC Fund Finance team. 

  • The funds that this role will support are domiciled in Luxembourg or Singapore, and cover real estate investments in Australia, Singapore, Japan, Korea, Hong Kong and China.

Key responsibilities will include:
  • Handling of all tax aspects of direct and indirect real estate transactions for APAC funds, including working with tax advisors to determine the ideal investment structure, ensuring adequate mitigation of key tax risks and all transaction documentation is appropriate from a tax perspective

  • Supporting tax structuring of new APAC real estate funds, restructuring of existing APAC real estate funds, taking into account commercial and investor requirements

  • Managing tax queries from investors, particularly incoming investors into the APAC real estate funds, including analysis from an Australian stamp duty, WUT and MIT perspective, and Singapore, Luxembourg and US tax perspectives

  • Monitoring of qualifying conditions and relevant thresholds for the various applicable tax regimes for the APAC real estate funds, and proactive assessment of tax legislative changes impacting the real estate investments and business 

  • Ensuring internal operational and corporate governance processes are in place to support the tax structures of the APAC real estate funds

  • Managing tax controversy and audits from the relevant tax authorities for the APAC real estate funds

  • Supporting the investment team on transaction tax matters and assisting the finance team with day-to-day operational tax compliance, queries and administration of the fund structures

  • Cooperation with internal legal team, external law firms, company secretary teams and tax consultancies

  • Support of the sales team with product specific questions

Technical Skills & Qualifications Required
  • Undergraduate degree

  • Relevant tax, legal or accounting qualifications preferable

  • Significant professional industry experience in a tax advisory firm/tax law firm or in real estate/real estate fund management

  • Demonstrable knowledge of national and international tax and investment tax law, preferred jurisdictions include Australia, Singapore, Japan, Korea, Hong Kong and China

  • Excellent project management skills

  • Ability to work independently and effectively in an international firm with multi-cultural teams
