Position Overview

Block Real Estate Services, LLC (“BRES”) is seeking a Real Estate Analyst to support the evaluation and execution of commercial real estate investments, developments, financings, and asset-level strategies.

This early-career position combines financial modeling, market research, project budgeting, due diligence, financing support, and investment analysis. The analyst will contribute to active acquisition, development, refinancing, and portfolio assignments and prepare analysis used by BRES principals and other organizational leaders, investors, lenders, and project stakeholders.

The position is well suited for someone who is analytically strong, commercially minded, highly attentive to detail, and interested in developing a broad understanding of how commercial real estate decisions are made and executed.

Key Responsibilities

  • Develop and maintain Excel-based underwriting models, pro forma cash flows, and financial analyses for acquisitions, developments, refinancings, and asset-level decisions.
  • Analyze rent rolls, leases, operating statements, budgets, construction costs, debt terms, and market assumptions to identify key value drivers and risks.
  • Prepare development cost sheets and project budgets and assist with construction draws, cost tracking, and ongoing project reporting.
  • Calculate and evaluate property values, investment returns, and credit metrics, including capitalization rates, internal rates of return, equity multiples, return on cost, debt service coverage, debt yield, and loan-to-value ratios.
  • Conduct property, market, and economic research, including comparable rents and sales, operating assumptions, supply and demand conditions, and capital-market trends.
  • Assist with financing and refinancing assignments by evaluating loan structures and terms, preparing supporting analyses, and compiling information for lenders and other capital providers.
  • Support the analysis of public and economic-development incentives, including TIF, CID, TDD, IRB, historic tax credits, LIHTC, and other applicable programs.
  • Coordinate financial and property-level due diligence with professionals across investment, development, accounting, construction, brokerage, and property and asset management.
  • Prepare investment memoranda, financing materials, presentations, and concise written summaries of findings, risks, and recommendations.
  • Assist with asset and portfolio analysis, including actual-to-budget comparisons, business-plan monitoring, scenario analysis, and other recurring or project-specific assignments.
  • Complete ad hoc analyses and respond to changing project needs while maintaining accuracy and meeting deadlines.
Qualifications

Required Qualifications

  • Bachelor’s degree in finance, real estate, accounting, economics, business, or related discipline.
  • Zero to two years of relevant experience in commercial real estate, investment analysis, finance, accounting, or a related field.
  • Strong quantitative ability and a working understanding of financial statements, cash-flow analysis, and basic commercial real estate concepts.
  • Strong written and verbal communication skills, including the ability to explain analytical conclusions clearly and concisely.
  • Demonstrated attention to detail, organization, and the ability to manage multiple assignments and deadlines.
  • Ability to work independently while contributing effectively within a collaborative environment.

Full-time professional experience is preferred; however, candidates with strong commercial real estate or finance internships and directly relevant academic experience will also be considered.

Preferred Qualifications

  • One to two years of direct professional experience in commercial real estate investment, development, asset management, private equity, lending, capital markets, brokerage, or property operations.
  • Experience reviewing rent rolls, leases, operating statements, development budgets, or commercial real estate due-diligence materials.
  • Familiarity with commercial real estate debt and equity structures, partnership waterfalls, and investment return calculations.
  • Exposure to public incentives, tax-credit programs, construction draws, or development cost reporting.
  • Experience with ARGUS Enterprise, Yardi, or similar commercial real estate software.
  • Experience using AI and large language model tools to support research, analysis, drafting, or quality-control workflows.

Technical Skills

  • Strong Microsoft Excel skills, including the ability to build, review, and audit multi-sheet financial models and perform scenario and sensitivity analysis.
  • Proficiency in Microsoft PowerPoint and Word.
  • Working knowledge of commercial real estate valuation, cash-flow modeling, and common debt and investment metrics.
  • Familiarity with ARGUS Enterprise and Yardi is preferred.
  • Ability to use AI and large language model tools responsibly and efficiently while independently verifying outputs, applying professional judgment, and protecting confidential information.
  • Ability to learn additional research, accounting, reporting, and data-management systems as needed.
