The Capital Deployment Finance Leader provides oversight to all financial and analytical activities for the Capital Deployment team in the East Region.
What's needed in order to do that:

  • Manage the pipeline, planning and execution of the East Region's Investment Committee memo
    • Manage the deployment pipeline and routinely communicate status updates and underwriting changes to upper management.
    • Work directly with Investment Officers in preparing investment memos for senior management and Investment Committee.
    • Assign underwriting tasks to Investment Managers, Associates and Analysts for potential capital deployment opportunities
    • Designated resource to train and help develop the investment managers, associates and analysts with their investment analysis capabilities and Prologis underwriting standards following deal close, ensure all current deployment projects in the East Region reflect updated underwriting based on leasing activity, capital market trends, etc. for internal and external reporting.
  • Support the development of a world class investment process for identifying, assessing, and securing approval to purchase industrial assets
    • Assess the investment value and effectively communicate the viability of potential capital deployment opportunities.
    • Designated resource to train and develop the Investment Managers, Associates and Analysts with their investment analysis capabilities and Prologis underwriting standards.
    • Oversee, manage and review the team's proforma models for potential built-to-suit or speculative development projects and building acquisitions.
    • Manage, assign and assist in the SDRs (Stabilized Development Reviews) and SVARs (Stabilized Value Add Reviews) from start to finish that are presented bi-annually to Investment Committee.
    • Work with upper management to develop and implement best practices to help streamline the deal gestation process and overall operation of the regional deployment team.
    • Prepare and maintain base case proforma models for existing land bank.
  • Farm and develop data driven insights to support the acquisition of Industrial assets
    • Conduct regional market/submarket research and present findings to upper management for quarterly earnings presentations.
  • Partner on special projects
    • In conjunction with the Head of Deployment, create and consistently manage the region's annual business plan, capital forecast and all earnings prep activities. Business Plan Review Preparations.
    • Partner with the president of the region and head of deployment on special projects that are presented and implemented to the broader group, including upper management and executive committee.
  • Managing investment analyst/investment associates (Central is focused on pursuits).
  • Develop key longstanding relationships with third parties including brokers, architects, contractors, and engineers.
  • Assess the value of potential investments or speculative development projects by creating discounted cash flow and proforma models.
  • Work directly with Investment Officers and create investment memos for senior management and Investment Committee.
  • Maintain longstanding relationships with third parties including brokers, architects, contractors, and engineers.
  • Draft LOI's.
  • Other duties as assigned.


Tell us if you're ready.

  • Bachelor's degree.
  • 5-7 years experience in the Real Estate industry with a focus in accounting or finance.
  • Ability to effectively present information to senior management, executives and other key stakeholders.
  • Ability to comprehend, analyze, interpret and create real estate documents including, but not limited to LOIs, RFPs, property offering memorandums, market reports and tenant leases.
  • Strong knowledge of financial concepts such as net present values, internal rates of return, cap rates, etc.
  • Create or modify cash flow models using Argus and Microsoft Excel.
  • Other software knowledge to include Microsoft Word, Outlook, Internet Explorer, Google Earth, and Adobe Acrobat. PeopleSoft, Yardi, and Salesforce is a plus.
  • Ability to manage multiple tasks while still meeting deadlines.
  • Excellent communication and analytical skills with strong attention to detail.
  • Ability to be a team player and work in an entrepreneurial environment.
