Pay Range: up to $200,000 annually

 
Our teams work hard to maintain a culture that is conducive to creative thinking, empowerment, and collaboration. We are currently looking to fill a full-time Director of Acquisitions position.

The Director of Acquisitions identifies and underwrites multifamily and mixed-use projects. Reporting directly to the Chief Investment Officer (CIO), this role manages the pipeline from initial sourcing through contract execution and due diligence. The ideal candidate possesses deep capital markets relationships, exceptional financial modeling skills, and a proven track record of sourcing both on-market and off-market transactions.

Essential Job Functions: 

  • Identify, source, and evaluate viable multifamily acquisition opportunities across target primary and secondary markets.
  • Build and cultivate strong relationships with brokers, lenders, property owners, equity partners, and municipal authorities to ensure early access to deal flow (specifically off-market opportunities).
  • Maintain a robust deal tracking pipeline and provide regular market intelligence and strategic reporting to executive leadership.
  • Oversee comprehensive financial modeling and valuation analysis, including cash flow projections, IRR analysis, sensitivity testing, and debt structuring models.
  • Lead the due diligence process for target acquisitions, including physical plant inspections, environmental reviews, lease audits, zoning compliance checks, market rent studies, and property management integration plans.
  • Collaborate directly with internal property management and capital expenditure/renovation teams to refine post-acquisition property upgrade budgets and operating cost assumptions.
  • Draft, negotiate, and execute Letters of Intent (LOIs), Purchase and Sale Agreements (PSAs), joint venture agreements, and loan documents alongside outside legal counsel.
  • Lead equity and debt capital placement efforts for deals, preparing high-quality investment committee memoranda and lender pitch packages.
  • Manage the transaction process from initial LOI through closing, ensuring seamless transition to asset management and operations teams.

 Experience/Requirements: 

  • 7+ years of experience in commercial real estate investments or acquisitions, with a primary focus on multifamily properties.
  • Bachelor’s degree in Finance, Real Estate, or Economics; graduate degree is highly preferred.
  • Proven history of leading closed transaction volume (minimum $500M+ in total deal volume as lead acquisition officer).
  • Advanced mastery of Excel real estate financial modeling (waterfall structures, debt/equity sizing, complex IRR calculations). 
  • Deep understanding of construction cost benchmarks, local building codes, and multifamily demographic drivers.
  • Strong understanding of current debt financing options (Agency/Fannie/Freddie, bridge, construction, debt funds) and equity partner dynamics.
  • Up to 80% travel required.

This position requires attendance at offsite meetings, visits to other Company operated locations, purchase of goods from offsite vendors and other tasks away from a single assigned location. Applicant must have a valid driver's license or be able to utilize an alternative form of transportation at their own expense which allows them to reach the required destination in a time period comparable to that if they were to drive their own vehicle. Employees choosing to drive their own vehicle for work-related duties will be required to have a valid driver’s license and provide proof of insurance, and may be subject to a DMV record search.
