Lead a 440-Unit Apartment Community
Gaines Investment Trust is seeking an experienced Community Manager to lead The Winsted at Valley Ranch, a 440-unit apartment community in Irving, Texas.
We're looking for a proven multifamily leader who can develop a strong team, drive occupancy and financial performance, maintain high standards, and deliver an exceptional resident experience.
What You Will Do
  • Lead the overall operations and performance of the community
  • Hire, coach, and develop office and maintenance teams
  • Drive leasing, occupancy, retention, and revenue
  • Oversee collections, expenses, budgeting, and financial performance
  • Maintain strong property standards and curb appeal
  • Ensure service requests and apartment turns are completed promptly
  • Build strong resident relationships and resolve concerns
  • Ensure compliance with Fair Housing and company policies
What You Will Bring
  • 3+ years of Community Manager experience in multifamily property management required
  • Experience managing a larger community preferred
  • Proven leadership and team development skills
  • Strong knowledge of leasing, budgeting, financials, and property operations
  • Strong communication and problem-solving skills
  • Yardi experience preferred
  • Valid driver's license and reliable transportation
  • Flexibility to respond to occasional weekend or emergency needs

Skills Required

  • 3+ years of Community Manager experience in multifamily property management
  • Proven ability to lead, coach, develop, and hold teams accountable
  • Strong understanding of leasing, occupancy, resident retention, and property operations
  • Experience with budgeting, financial reporting, rent collection, expense management, and property performance
  • Strong communication, organization, problem-solving, and conflict-resolution skills
  • Ability to prioritize multiple responsibilities and respond with urgency when needed
  • Proficiency with Microsoft Office
  • Professional appearance and commitment to exceptional customer service
  • Valid driver's license and reliable transportation
  • Ability to work weekends, extended hours, and respond to property emergencies as needed
  • Experience managing a larger apartment community
  • Yardi experience
