About Adoor Property Management LLC (“APM”)  

Adoor Property Management is a joint venture between Rithm Capital and Darwin Homes. APM is the property management platform for Rithm Capital’s build-to-rent and single-family rental (“SFR”) homes. APM manages the portfolio using Origin, Darwin Homes’ turnkey technology management platform. APM leverages Darwin’s proprietary software and end-to-end real estate platform, positioning the venture as a leading player in the SFR industry and enabling Rithm to focus on capital allocation and strategic decision-making.


The Role

Grace Meadows, a build-to-rent SFR community, is looking for a motivated and experienced Community Manager to lead the operations of our residential community, with a strong focus on leasing activities and resident engagement. This position requires a minimum of three years of experience in property management or leasing and a valid real estate license. Weekend availability is essential to meet the needs of prospective residents and current tenants.


Duties:

Community Management

    • Oversee day-to-day operations to maintain a well-functioning and welcoming community environment.
    • Serve as the primary contact for residents, resolving concerns promptly and professionally.
    • Enforce community rules and policies to ensure a safe and enjoyable living experience.
    • Plan and coordinate resident events to build a sense of community and encourage engagement.
    • Manage service requests where required and coordinate with maintenance teams for timely issue resolution.

Leasing Activities

    • Conduct property tours, including weekends, and guide prospective tenants through the leasing process.
    • Implement marketing strategies to attract qualified applicants, leveraging online platforms, community outreach, and partnerships.
    • Prepare leasing documentation and ensure compliance with local regulations and fair housing laws.
    • Track leasing performance, maintain occupancy goals, and provide regular reporting to stakeholders.

Property Oversight

    • Collaborate with builders, contractors, and vendors to address construction and warranty matters.
    • Identify and recommend property improvements to enhance the community's appeal and functionality.
    • Oversee the maintenance of amenities and shared spaces, ensuring they remain clean and operational.

Success Metrics

    • Maintain high occupancy rates through successful leasing and retention strategies.
    • Achieve high resident satisfaction ratings, with positive feedback on community management.
    • Ensure timely resolution of maintenance issues and compliance with property management standards.
    • Foster a positive, community-focused environment that enhances the Grace Meadows experience.



Requirements

  • Minimum of 3 years of experience in property management or leasing is required. Single-family rental build-to-rent and/or residential lease-up experience is a big plus.
  • Proven track record in achieving leasing and occupancy goals.
  • Prior experience in Resident Services & marketing of properties
  • A valid real estate license is required.
  • Bachelor’s degree in business, real estate, or a related field is preferred but not required.
  • Work Schedule: Full-time, with weekend availability required to accommodate leasing tours and resident needs.
