The Business Development Manager for UGG is responsible for identifying opportunities for direct-to-consumer growth, managing projects related to site development, landlord negotiations, and cross-functional collaboration to implement franchise projects and drive business development.

The primary responsibility is to identify best opportunities for UGG Brand to leverage great real estate to grow the Direct To Consumer business.  Ensure timely and cost-effective investments not only in new sites, but also in the strategic planning and management of mid to long-term renewal projects, supporting the brand in consolidating market position and elevating the productivity of existing locations. Has a strong working knowledge of developing rental venues.  Also can assist DTC channels to find B to B opportunities (corporate purchase) to support business growth.

60% Projects Management:  The primary responsibility of the role is to manage all aspects of new site findings and renewal/upgrade of existing projects, including, but not exclusive of

1. Site Development Strategy:  provide input to and participant in the design of Deckers site development strategy within China and provide real estate’s strategy for DTC retail.

2. Demonstrate deep understanding of different store formats and tiers across regions, providing strategic planning that not only meets current business needs but also supports long-term development across various directly operated markets.

3. Business sense: understand business situation and seek potential locations or pop-up stores to solve any emergent business issue. Always be sensitive to the business performance while find the solution.

4. Developing site-seeking criteria for flagship store, brand store, shop-in-shop, outlet and popup store with clear metrics for partners to follow as well.

5. Mapping Process: to collect and analyze macro information in consideration also the Deckers logistics and operations requirements, identify potential trade zone and map the result to build the solid proposition of retail location to local management and regional/global management for review.

6. Landlord Negotiation:  follow company guideline and subsequent lease negotiation, forecast sales and manage the contracting process working closely with legal and regional/global approval. Proactively to improve site location for contract renewal stage and being actively to explore the new opportunity in the same real estate or other projects before the contract renewal. Also to consider free resource from landlord for marketing or operation during contract negotiation and always seeking additional benefit for our company during each negotiation.

7. Competitors’ information: keep tracking of our key competitors’ development plan and provide feedback and market intelligence to management.

8. Landlord Relationship Maintenance: Maintain the good relationship with key landlords and liaise with them to review rental vs. sales and resolve store issues related to the property, negotiate aggressively with landlord or property management for internal & external signage location. 9. KEY OF KEY: LEAD THE TALK OF THE ABOVE WITH INTERNAL SUPPORT AND BE ENTREPRENURSHIP.

10. BD routing operation work to support store operation smoothly.

20% Project Planning & Cross Functional Partnership

1. Develop a well-balanced budget plan that not only meets financial requirements, but also considers how to maximize the use of limited resources to effectively plan for new store openings and store renovations 2. To provide realistic plans and forecasts, with weekly progress reports on all projects, highlighting issues and providing solutions. Revising project plans as appropriate to meet changing needs and requirements.

3. To proactively and collaboratively communicate and coordinate with all departments and functions as required of each project. To work in partnership with the Global Retail and Regional team to ensure alignment with the UGG global retail store opening calendar.

20% New focus:

1. Setting Flagship store development strategy and find the flagship store location Beijing to match the company P&L request in following two years.

2. Reassess business development opportunities in Shanghai to ensure we are not missing any key locations that represent the brand and hold sales potential.

3. Work closely with the marketing team to explore opportunities for activation campaigns in core business district, aimed at driving store traffic and amplifying the brand’s seasonal storytelling.

4. To well educate landlords about brand evolution and brand-new news to elevate landlords’ knowledge about UGG and keep the brand heat in their mind as well on regular basis.

5. To well synergize partners BD resource and power to negotiate for DTC channels the strategic location.
