About the Client

Our client is an established property and restoration services organization with a strong background in mitigation and rebuild work across a large real estate portfolio. Historically, the company has performed restoration work within its own property network and is now expanding its focus into broader insurance-driven restoration opportunities.

The organization has strong operational knowledge in mitigation, rebuild, and property-related restoration needs. They are looking to add a Business Development Manager who can help build relationships outside of the existing portfolio and create new opportunities through real estate, property management, commercial insurance, HOA, apartment, and adjacent-industry relationships.

This is a strong opportunity for a relationship-driven sales professional who understands property owners, property managers, real estate contacts, commercial agents, and decision-makers tied to residential and light commercial properties.

Position Overview

The Business Development Manager will be responsible for developing new referral relationships and generating restoration opportunities throughout the Houston market. This role will focus heavily on relationship-based business development with property managers, real estate professionals, HOA contacts, apartment communities, commercial insurance agents, risk managers, and other adjacent industry contacts who can refer mitigation and rebuild opportunities.

This is not necessarily a role that requires deep restoration sales experience. The company is open to candidates from parallel industries who have strong commercial contacts and know how to turn relationships into contracts. The ideal candidate may come from property management, real estate, multifamily services, HOA services, commercial insurance, construction services, vendor sales, or another field where they have built relationships with property decision-makers.

The right person will be early-to-mid career in business development, hungry to grow, and comfortable creating opportunities through networking, relationship building, follow-up, and consistent market activity.

Key Responsibilities

Develop new business relationships that lead to residential and light commercial restoration opportunities.

Build and maintain relationships with property managers, apartment communities, HOA managers, real estate professionals, commercial insurance agents, risk managers, and related property decision-makers.

Leverage existing relationships in real estate, multifamily, property management, HOA, or adjacent industries to create restoration opportunities.

Generate referrals for mitigation, rebuild, and insurance-related restoration work.

Identify property owners, managers, and referral partners who may need support after water damage, fire damage, storm damage, mold issues, or other property-related losses.

Attend networking events, real estate functions, property management meetings, apartment association events, HOA-related events, and other local business development opportunities.

Create a consistent pipeline of referral partners, prospects, and active opportunities.

Follow up consistently with contacts to build trust and convert relationships into revenue-generating work.

Represent the company professionally throughout the Houston market.

Communicate clearly with internal operations teams to ensure smooth handoff of new opportunities.

Track sales activity, relationship development, prospecting efforts, and referral opportunities.

Participate in periodic company meetings as needed.

Ideal Candidate Profile

Early-to-mid career business development professional with a proven ability to build relationships and create new opportunities.

Experience in restoration is a plus but not required.

Experience in a parallel industry is highly attractive, including property management, real estate, multifamily services, HOA services, commercial insurance, construction services, vendor sales, or property services.

Existing relationships with property managers, apartment complexes, HOAs, real estate professionals, commercial insurance agents, risk managers, or similar decision-makers are strongly preferred.

Ability to turn contacts into contracts through consistent follow-up, relationship development, and professional communication.

Strong communication and interpersonal skills.

Comfortable networking, making introductions, asking for business, and developing referral channels.

Self-motivated, organized, and comfortable working in a field-based business development role.

Able to represent a respected property and restoration services company with professionalism and credibility.

Interested in learning the restoration industry and growing into a stronger market-facing sales role.

Persistent, coachable, and willing to build a book of business over time.

Target Backgrounds

Base salary range of $75,000–$85,000, depending on experience and relationship base.
