AMS is seeking an experienced Association Business Manager to oversee a portfolio of homeowner and condominium associations. This role is ideal for an established HOA management professional who is confident working with Boards of Directors, homeowners, vendors, and internal teams.

The ideal candidate will have at least 5 years of portfolio management experience and the ability to independently manage multiple communities, priorities, and deadlines while providing exceptional service.

Prior HOA management experience is required.

WHAT YOU'LL DO:

  • Manage a portfolio of homeowner and condominium associations.
  • Serve as the primary point of contact for assigned Boards of Directors and communities.
  • Build and maintain strong relationships with Board members, homeowners, vendors, and internal teams.
  • Prepare for and attend Board meetings, including agendas, management reports, and meeting minutes.
  • Develop and monitor association budgets in partnership with the Accounting team.
  • Coordinate vendor bids, contracts, maintenance projects, and other community needs.
  • Conduct regular property inspections and follow up on maintenance, compliance, and community concerns.
  • Respond to homeowner and Board inquiries in a professional and timely manner.
  • Oversee association compliance programs and assist with resolving homeowner concerns.
  • Work collaboratively with internal support teams to ensure communities receive exceptional service.
  • Manage multiple deadlines and priorities across an assigned portfolio.
  • Participate in after-hours phone coverage and attend evening Board meetings as needed.

WHAT WE'RE LOOKING FOR:

  • At least 5 years of portfolio management experience.
  • Prior HOA management experience is required.
  • Experience managing multiple homeowner or condominium associations.
  • Demonstrated experience working directly with Boards of Directors.
  • Strong knowledge of association management practices, budgeting, vendor management, and community operations.
  • Strong organizational skills and attention to detail.
  • Excellent written and verbal communication skills.
  • Ability to independently manage competing priorities and deadlines.
  • Ability to build and maintain strong professional relationships.
  • Proficiency with Microsoft Office.
  • Valid driver's license and reliable transportation for site visits.

PREFERRED QUALIFICATIONS:

  • CMCA®, AMS®, or PCAM® designation.
  • Property management experience with homeowner or condominium associations.
  • Experience preparing association budgets and coordinating maintenance or capital projects.
  • Experience managing vendor relationships and contracts.
