Job Description

  1. Lead the Cost Management team on specific client commissions, making sure that the team delivers on all accountabilities.
  2. Interface with clients, stakeholders, and consultants across all project stages to ensure alignment on scope, budget, and deliverables.
  3. Identify opportunities to enhance cost management practices by developing templates and workflows tailored for wider team.
  4. Staff management – Oversee recruitment, performance evaluations, and resource allocation.
  5. Train and mentor team members in estimating, bid analysis, cost forecasting, benchmarking, and data analytics
  6. Financial management – Utilize the tools provided keep track of the ongoing margin levels and monthly fee/resource forecasts for each commission.
  7. Develop internal cost estimating tools for estimation for real estate projects including ground-up and fit-out of new and existing projects.
  8. Develop cost estimation and tracking tools for portfolio wide construction programs.
  9. Manage cost checks and carry out valuations on larger projects. Complete timely, accurate cost checking and valuation processes.
  10. Understand and analyze construction cost drivers, including labor, materials, and schedules, leveraging historical benchmarks and data analytics tools.
  11. Prepare detailed cost estimates, studies and reports using On-Screen Takeoff, or bluebeam, and Excel.
  12. Advise clients on value management, value engineering, and life cycle costing.

 

RELATED OCCUPATION:

 

Senior Consultant or any other job title performing the following job duties:

 

  1. Tracking and maintaining development budgets using  software including excel or Procore
  2. Considering construction costs during the planning and risk-analysis stages to assess financial viability and risk mitigation.
  3. Liaising with contractors and designers to determine cost impacts by conducting value engineering analyses
  4. Tracking and reporting on cost savings using  Excel-based tracking.
  5. Reconciling actual costs with contract pricing through change order analysis and pay order reviews
  6. Preparing cost estimates for procurement of materials, equipment, and labor
  7. Assessing costs based on present market conditions and project location by utilizing real-time cost databases (RSMeans or similar Construction Cost Index) and conducting regional market analysis.
  8. Examining the general and special conditions of contracts and determining cost impacts on indirect costs 
  9. Reviewing very detailed drawings and specifications to ascertain an accurate perspective of the total project scope, level of design discipline, coordination, adequacy of details, project constructability and costs;
  10. Communicating critical information to other  team members in a timely manner to facilitate decision making by superiors.
  11. Developing cost estimates during Preconstruction stages, including measurement of quantities using take off software (including Bluebeam, CostX or Onscreen takeoff) evaluation of unit rates, and coordination with design and project teams.
  12. Performing benchmarking analysis using existing project data or identifying competitive market pricing options through data analytics tools (excel based or SQL based) and industry cost reports

JOB TIME:   Full Time

SALARY RANGE: $188,000.00 TO $190,000.00/year

 

 

 

Qualifications

EDUCATION AND EXPERIENCE REQUIREMENT: Requires a Bachelor’s degree in Architecture and 6 years of experience in job offered or 6 years of experience in the Related Occupation
