The individual will report to the Vice President, Portfolio Management. The individual will be responsible for supporting and executing all real estate debt transactions, and supporting debt refinancing within the Real Estate division, including conventional and CMHC-insured construction loans as well as term loans. The role also includes fund-level financing activities such as subscription lines, NAV loans, and corporate-level debt. This position requires a strategic thinker with a deep understanding of financial markets, experience dealing with CMHC and other lenders, and the ability to drive results in a dynamic business environment. The successful candidate will be growth-oriented and intellectually curious, enjoy working in a fast-paced environment, and be capable of efficiently prioritizing and managing multiple stakeholders and deliverables. They will be detail- and process-oriented, with a high sense of ownership in their work.
KEY RESPONSIBILITIES- Stay current on market trends, CMHC products /requirements, and relevant regulatory changes.
- Track all debt and lender transactions across the Real Estate division to inform strategic debt recommendations to senior leadership.
- Support the execution of debt transactions, including real estate financing and refinancing, CMHC-insured and ESG financing, fund-level financing (e.g., subscription lines, NAV loans), and corporate-level debt (e.g., lines of credit, asset-backed facilities).
- Prepare financing presentations and confidential information memorandums (CIMs); participate in lender presentations.
- Conduct financial and risk analysis at the project, property, and portfolio levels; help produce materials recommendations to senior management on strategies related to interest rate hedging, derivatives/swaps, lender selection, and pricing.
- Advise on and execute risk management and hedging strategies to mitigate exposures such as refinancing risk, maturity profiles, interest rates, and foreign exchange.
- Partner with FP&A to support forecasting, scenario analysis, balance sheet management, and covenant calculations.
- Manage ongoing debt portfolio needs, including renewals, compliance reporting, and process enhancements.
RequirementsKEY QUALIFICATIONS
- 4–6 years of real estate investment, development or finance experience; CFA preferred.
- Bachelor’s degree in finance, accounting, or a related field.
- Strong understanding of the real estate development lifecycle, including land acquisitions, development, asset management, and financing.
- Experience with development projects, budgets and pro formas.
- Experience with CMHC products and applications across MLI, MLI Select, and ACLP
- Experience with debt modeling, underwriting, or funding is an asset.
- Intermediate to advanced Excel skills.
- Advanced PowerPoint proficiency for developing polished pitch decks.
- Ability to interpret complex language in loan documents and legal contracts.
- Excellent oral and written communication skills demonstrated through reporting, presenting, and stakeholder engagement.
- Strong interpersonal skills; proven ability to build effective relationships internally and externally.
- Ability to multitask, prioritize, and work in a fast-paced, high-volume environment.
- Strong organizational and time management skills; able to manage multiple projects from planning through execution.
