The assistant property manager is the primary onsite operator for an 80-unit community. This role is responsible for daily operations, leasing activity, collections, resident communication, and vendor coordination while maintaining occupancy and protecting the asset’s performance with limited supervision.
Essential Duties and Responsibilities:
Manage daily office operations and serve as main contact for residents
Conduct tours, follow up with prospects, and close leases
Process applications, screenings, move-ins, and renewals
Maintain prospect traffic and follow-up reporting
Monitor rent collections and manage delinquency
Deliver notices and coordinate payment arrangements per policy
Coordinate maintenance requests and vendor services
Perform routine property inspections and report issues
Maintain accurate resident files and documentation
Respond to resident concerns and support retention
Assist with marketing and outreach as needed
Minimum Qualifications:
Two years of multifamily leasing or property management experience
Ability to operate a small community independently
Customer service and leasing skills
Collections and delinquency management experience
Knowledge of Fair Housing regulations
Experience using property management software such as Yardi, OneSite, or AppFolio
Strong organization and time management skills
Preferred Qualifications:
Experience overseeing smaller communities or acting as sole onsite staff
Basic accounting or bookkeeping exposure
Strong leasing closing performance
Schedule Requirements:
Full time onsite position
Weekend availability as required
Reliable transportation required
