Responsibilities
- Collaborate effectively with project managers, finance teams, and department heads to monitor and track CapEx projects spanning various business lines
- Develop, implement, and oversee control procedures and forms to effectively track and report capital expenditures
- Maintain comprehensive records of all CapEx projects, encompassing project specifics, budgets, change orders, and key financial metrics
- Collaborate closely with Property Management on a daily basis to manage changes, streamline process flow, and develop a robust tracking system for monitoring related CapEx items
- Understand and document processes within the CapEx workstream, including operational and financial controls
- Monitor spending associated with each CapEx project to ensure alignment with approved budgets, identifying and addressing discrepancies promptly
- Regularly review/reconcile financial data against accounting records, report discrepancies to Controller, and take corrective action as needed
- Ensure accurate and timely capitalization of eligible expenditures in accordance with accounting standards, reflecting them appropriately in the general ledger
- Prepare and deliver regular reports on the financial status and progress of CapEx projects to senior management and relevant stakeholders
- Conduct variance analyses and offer recommendations to enhance financial performance and project efficiency
Ideal Background
- Bachelor’s degree in Accounting or Finance
- 5-7+ years of experience in Accounting or Financial Management
- Strong analytical and problem solving skills
- Attention to detail, precision, and the ability to work with complex financial data
- Knowledge of accounting principles, including GAAP; IFRS a plus
- Effective communication and interpersonal skills and the ability to collaborate with cross-functional teams and leaders
- Ability to multitask, prioritize, and meet deadlines in a fast-paced environment
- Proficiency in Excel, GSuite, Intacct a plus
