HELM is seeking a full-time construction Senior Project Manager / Owner's Project Manager to join our growing team and expand our impact. Our ideal candidate is an experienced project manager who has worked in commercial and multifamily residential construction for a minimum of 10 years and can juggle managing multiple projects at the same time. You will work with a variety of different builders, architects, and owners to provide owner’s project management services for non-profit, community-based, and mission-driven projects and housing development throughout the pre-construction and construction phases of a project.
Communication and organization skills, along with hands-on experience in the construction trades, are key to success in this role. For this role, we are looking for individuals with experience in housing development and non-profit projects. Familiarity with green building techniques, net zero construction, Passive House, and Living Building Challenge is a plus.
We offer the opportunity to work from home in a fully virtual workplace, or from our main office in Brattleboro, Vermont. Travel to project sites throughout New England is required on a regular basis, therefore we will prioritize candidates located in New England states. Access to personal transportation is required, and all travel time and mileage to sites is reimbursed.

The RoleAs an Owner's Project Manager at HELM, you'll work directly with nonprofit and community organizations on projects that are interesting, varied, and impactful. You'll support clients through design, pre-construction, and construction phases - bringing organized, efficient, and collaborative processes to every stage. Recent work includes the adaptive reuse of a historic downtown church into affordable housing with a small business on the main level, a new lodge at a rural Maine camp supporting programming for students and teachers, and the transformation of a former library into a vibrant performing arts center. No two projects are the same - and through your expertise and engagement, you'll make a real contribution to each project's success and to the communities they serve.
What You'll Do- Serve as Owner's Project Manager for nonprofit and community-based capital projects, providing feasibility analysis, budget planning, permit coordination, team selection, and overall project management
- Coordinate project teams - including general contractors, architects, and consultants - with scheduling, agendas, meeting facilitation, and follow-up
- Track total project budgets, review invoices and change orders, and support clients in identifying phasing strategies and funding opportunities
- Coordinate permitting, including identifying requirements and facilitating applications with the project team
- Represent HELM in business development: responding to RFPs, taking sales calls, making presentations, and putting together proposals
- At least 10 years of experience in commercial and/or multifamily residential construction or project management
- Experience tracking project budgets across all phases, from conceptual design through construction
- Familiarity with financial analysis, including feasibility estimates and development pro formas
- Strong writing and communication skills, and confidence facilitating meetings and presenting to clients
- Comfort working independently in a virtual environment
Experience with nonprofit or housing development projects is a strong plus, as is familiarity with green building, Passive House, net-zero, or Living Building Challenge — but we're happy to support the right person in building knowledge in these areas.
Compensation & Benefits$100,000/year | Exempt salaried | 35 hours/week standard

Where You'll WorkThis is primarily a remote position. You're welcome to work from our Brattleboro, VT office, or from home - HELM will provide a laptop and any office furniture or supplies you need. Regular travel to project sites throughout New England is required. We'll prioritize candidates located in New England, and access to personal transportation is required.
