Our Portfolio Management team sits at the center of the action, serving as leaders and collaborators with every function that serves the lifecycle of our investment products. We seek a highly motivated individual to play a key role in execution of portfolio optimization for our many investment vehicles invested in single family rental (SFR) properties. We communicate with leading institutional investors daily and must articulate our strategy and performance well. We are subject matter experts in many areas of the firm – including venture strategy, asset management, debt optimization, cash management, financial reporting and performance, valuation, and valuation attribution. This high visibility team serves as the internal fiduciary for investors –working across all departments to ensure key messages, analysis, and strategy implementation result in optimal portfolio performance.

Responsibilities:

  • Source portfolio acquisition opportunities and lead the underwriting and financial analysis process including determining valuation, optimizing capital expenditures, and maximizing overall economics
  • Finalize non-binding letter of intents and purchase contracts while coordinating with internal resources (transaction coordinators and legal) to ensure opportunities are entered into the system
  • Oversee due diligence and closing process working with the respective teams to ensure smooth and timely closings. Travel with acquisitions team as needed to tour potential new investments and conduct onsite diligence
  • Maintain detailed pipeline of potential investments to be reviewed weekly and prepare investment memos for recommended acquisitions
  • Support broad Portfolio Management responsibilities and provide strategic advice to investors to optimize financial performance, including portfolio composition, revenue/expense policy, financing/capital structure, strategic growth/exit opportunities
  • Partner closely with Asset Management, Investor Relations, and Financial Planning & Analysis to facilitate investment decision making and operational processes

Qualifications:

  • Bachelor’s degree required; current CFA or CFA in progress is a plus
  • 5-7 years of experience in multifamily or SFR acquisitions and underwriting preferred
  • Mature knowledge of business modeling in Excel and ability to read financial statements and disclosures
  • Strong Microsoft Office skills, specifically Excel and PowerPoint, and demonstrated ability to:
  • Interact professionally with institutional investors
  • Synthesize and analyze large quantities of data
  • Manage complex models, including experience with discounted cash flow analysis
  • Shift gears with emerging data points and proactively manage expectations, suggesting solutions
  • Collaborate across Amherst to deliver thoughtful analysis and recommendations
  • Deliver high quality work product in a timely fashion with attention to detail
  • Take initiative to work independently and as part of a team
