Fairstead is now seeking a Construction Manager in a growth opportunity to work as an owner's representative for the company. This position is responsible for the overall direction and completion of Low Income Housing Tax Credit (LIHTC) projects. A strong applicant will exhibit a natural drive and a self-starter mentality to both implement and execute on key project milestones throughout the development lifecycle and financial outcome of a construction project.

Responsibilities

  • Exhibit ownership mentality through initiating, overseeing, and completing real estate development projects (initial design through renovation)
  • Provide Detailed Scopes of Work, Budgets, Schedules, Project Plans
  • Onsite Project Checks, Monthly
  • Review and negotiate change proposals from contractors and/or subcontractors
  • Prepare Final Checklists, Punch Lists
  • Prepare Resident Relocation Plans
  • Direct and supervise work of project administration, resident relocation coordinators, project superintendents, and design teams to establish operational priorities
  • Perform on-site walk-throughs to ensure contract performance, safety compliance, and quality control with the intent of delivering our large complex mixed used projects.
  • Interface with design team, property management and engineering staff to ensure that all construction related items are coordinated and have little to no impact on the day to day activities of the property.
  • Administer document control procedures for all construction related documents.
  • Negotiate change orders.
  • Manage the permits and certificate of occupancy with all governmental agencies and requirements.
  • Manage and update project budget and cost forecasting.



Requirements

  • Ability to work in a team environment
  • Effectively communicates relevant project information to superiors.
  • Resolves and/or escalates issues in a timely fashion.
  • Understands how to communicate difficult/sensitive information tactfully
  • Ability to lead individuals from different disciplines and delegate tasks appropriately
  • Knowledge of architectural, structural, and/or MEP systems
  • Exceptional communications skills (written and verbal) and intuitive interpersonal skills.
  • A highly entrepreneurial, self-motivated and results-oriented individual.
  • Strong time management skills, adaptable with ability to manage multiple priorities & meet deadlines, and keen attention to detail.
  • BS OR MS Degree in Engineering, Construction Management, Architecture or related field.
