Prologis is seeking a VP Development Manager for our LA Basin and Inland Empire markets. This officer position takes responsibility for managing development activities for land and building developments including land due diligence, entitlement, design and construction of industrial / warehouse facilities (both speculative and build‐to‐suit) and associated tenant improvements. In addition to managing key projects, this person manages and coaches a team of development manager professionals ensuring proper staffing to manage forecasted development activity, providing cost and budget information for investment memos, managing the technical side of the entitlement process as well as optimizing designs and contractor bidding. Key success factors include the active mentoring and management of a best-in-class development team, partnering with local deployment team, enabling excellent communication with regional stakeholders, and innovation and implementation of development best practices.

The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence and professionalism. The person will domicile in our Ontario, Cerritos, or El Segundo offices and interact daily with Prologis development, deployment and leasing teams in Southern California. The position reports to the VP, Regional Development Manager

What’s needed in order to do that:

• Manage and coach the local Prologis development management team across performance, staffing and growth
• Lead BTS and land pursuits in collaboration with Capital Deployment
• Manage your development portfolio performance (cost, schedule, quality, safety)
• Accountable for ongoing innovation and initiatives.
• Drive impact of lean construction, GC bid negotiations and design optimization against targets
• Develop and own relationships with GCs.
• Demonstrate mastery of lean construction, GC bid negotiations and design optimization initiatives

• Minimum four year degree in Construction Management, Architecture, or Engineering (Civil or Structural).
• Ten+ years of experience working in the field of land development or construction management. If education is strictly in engineering, architecture or real estate development, applicant should have a minimum of three concurrent years’ experience working on construction projects. Project management experience with a general contractor or owners rep is preferred.
• Must have experience in industrial development, CEQA, jurisdictional entitlement and permitting processes, contract administration and basic financial principles.
• Embrace the small office environment and assist others to achieve deadlines.
• Be self‐motivated and have the ability to multi‐task and prioritize with minimal direction.
• Be enthusiastic, maintain a positive attitude, be a good team player and customer service oriented.
• Maintain computer proficiency: Excel, Word, Outlook, PowerPoint, MS Project, Google Earth, Adobe Acrobat.
• Display excellent written and verbal communication skills.
• Be proactive in approaching solutions and problem solving.
• Work and manage a team well under pressure.
