Senior Operations Manager

Responsibilities

  • Ensure client satisfaction by providing a seamless interface to client; demonstrate leadership, responsiveness, and creativity
  • Preference for a strong mechanical and/or electrical background with that ability to lead the operations technician team responsible for building operations (Chiller systems, Electrical distribution including generators and supporting equipment)
  • Implement preventive, ongoing, and anticipated maintenance/repair programs, driving consistency between regions and/or across the respective portfolio.
  • Accomplish key performance indicators and service level agreements as identified by client/or management and conduct regular Quality Assurance audits
  • Manage supplier performance at the facility and maximize utilization of suppliers (when necessary), preferred vendors and contractors. Coordinate discussions with each vendor or supplier regarding goal setting, performance criteria, and performance review. Develop scope of services and may assist in vendor negotiations for new and the maintenance of existing contracts.
  • Assist with the development and implementation of programs and processes in order to reduce short- and long-term operating costs.
  • Well-versed in leading practices; brings new tools, leading practices and creative ideas to the operational team and shares these ideas with colleagues across the account/platform.
  • Implement and monitor hazard control and team safety practices for own team and culture for associated third party vendors compliance
  • Provide assistance and training to the facilities management team to ensure a passing score on the Jones Lang LaSalle operational audit. Evaluate and roll out operation audit elements/functions across the portfolio.
  • Manages contracts and/or leases and engages and directs the work of architects, engineers, real estate brokers, and/or consultants on behalf of our client.
  • May have 24/7 responsibility to respond to emergency situations.
  • Works on complex problems where analysis of situations or data requires an in-depth evaluation of various factors. Exercises judgment within broadly defined practices and policies in selecting methods, techniques, and evaluation criterion for obtaining results.
  • Ensure core practices are kept updated and consistently performed across the portfolio.
  • Manage multiple employees through effective communication, supervision, training and scheduling to ensure tasks are completed on time and within budget.
  • Assist with the development of multi-year capital project plans and manage the process to complete the capital projects.
  • Ensure account's compliance with federal, state, and local codes and regulations.
  • Monitor and analyze performance of in-house and contracted services. Working with team to take necessary action to assure performance and compliance within Corrigo
  • Analyze portfolio work order data to identify emerging trends.
  • Develop Plans of Action for Capital Projects and manage the process to complete these Capital Projects.
  • Connect account with Jones Lang LaSalle's Engineering and Operations Platform, including leveraging Regional Engineers and introducing E&O best practices driving continuous improvement.
  • Strong contract knowledge and understanding of risk mitigation
  • Proven ability to function in a matrixed environment with the ability to provide alignment of client needs
  • Other items as asked and within the general scope of responsibilities


Financial performance

  • Strong and proficient financial acumen including, but not limited to, detailed budgets and reforecasts and contract negotiations
  • Development and management the operation expenses at budgeted levels and monthly forecasts
  • Management of capital projects in a timely, cost effective manner at budgeted levels
  • Drive cost savings and programs for best practices and

Qualifications

  • Bachelor's degree or equivalent work experience in Facilities Management with management/technical emphasis
  • A minimum of five (8) years facility management experience with administrative/technical experience and knowledge of property physical systems.
  • Knowledge of building systems, HVAC, plumbing, electrical.
  • Must have the ability to communicate effectively, supervise, train, and direct team
  • Must be on site and have ability to visit remote sites regularly (valid Driver's License)
  • Strong interpersonal skills and problem solving ability
  • Excellent verbal/written communication and presentation skills
  • Proven record of providing excellent internal and external customer service
  • Knowledge of standard business and accounting practices
  • Great working knowledge of Excel and ability to analyze data
  • Great working knowledge of real estate systems such as CMMS systems and/or project management systems
