Job Description
The Senior Director of Transaction Management will act as a “Quarterback” for AIR Communities’ Investment team, working to ensure the many details associated with a large transaction are executed in an effective and efficient manner. Serving as a program manager, this person will partner with various groups within the organization to collect and organize relevant transactional information.
Responsibilities:
- Prepares, recommends, and implements a portfolio-wide transaction strategy for acquiring and disposing of real estate properties.
- Creates and executes real estate transaction plans in alignment with the company’s strategic goals.
- Partners with Finance, Operations, and other business groups to initiate project planning, scope definition, assignment prioritization, and adherence to company priorities, commitments, and milestones.
- Coordinates field resources and other stakeholders in the takeover of new properties.
- Reviews, analyzes, and interprets complex financial models including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return).
- Develops robust reporting and presentations for senior leadership and investors.
- Closely tracks and monitors all transaction activity, including initial evaluation, underwriting, due diligence, closing, onboarding, and stabilization.
Qualifications
- Bachelor’s degree in business, finance or related field.
- Eight or more years’ experience in Real Estate Transactions, with a deep understanding of the transaction process and structures (O.P. Units, JV’s, Waterfalls, Partnership Agreements, etc.).
- Ability to analyze complex business/financial data and develop innovative solutions.
- Understanding and exposure to the Operations onboarding process.
- Excellent communication, and collaboration skills.
- Proven ability to create effective presentations on complex topics, adjusting style to meet the needs of various audiences.
Additional Information
AIR offers attractive total compensation packages designed to recognize and reward performance at the individual, team and company levels. We start with a competitive base salary and add bonus opportunities and benefit choices topped off with:
- Expected pay range of $140,000 - $175,000 plus 30% bonus potential. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
