The Regional Turnover Project Manager is responsible for oversight of turnover projects of residential rental homes and small multifamily units in their assigned market. This role is also very customer-centric, requiring proactive and empathetic communication with our property owners, and delivering excellent outcomes for them, defined as affordable, quick, high-quality turns. This is a managerial position to hire, train and oversee a team of field professionals as well as building and working with a local vendor base. The RTM leads a team in a production environment to accomplish company goals.


Responsibilities:

  • Directly manage 6-8 turnover evaluators, inspectors, and turnover technicians
  • Manage the turnover process from move-out to rent-ready for up to 150 individual projects per month. Minimize project duration to ensure minimal vacancy loss for owners.
  • Validate budgets to ensure the best possible value for owners
  • Communicate with and set expectations for general contractors. Validate contractor quality and speed. Schedule with contractors, providing advanced notice to prevent mobilization gaps and distributing assignments based on contractor capacity. Source new contractors and renegotiate pricing with existing vendors to ensure the best possible value for owners.
  • Coordinate the execution of national account portions of turnover projects
  • Coordinate closely with move-out and leasing teams to ensure a seamless transition at the commencement and completion of each project
  • Conduct training, counseling, and professional development for direct reports
  • Working in close coordination with other teams, effectively and efficiently schedule direct reports
  • Resolve exceptions to the turnover process, including process delays
  • Recommend process improvements based on experience and observation
  • Proactively keep owners informed and handle owner escalations

Requirements:

  • Bachelor’s degree preferred
  • 7+ years of single-family home turnover and renovation experience
  • 3 years of leadership and management experience in a production environment
  • Experience with project management and related software
  • Deeply analytical; able to organize and interpret data
  • Deep knowledge of local remodeling and maintenance vendors and market pricing
  • General knowledge of writing and evaluating project specifications and scopes of work
  • Above average ability to communicate with others, both verbally and in writing
  • Intermediate computer skills and the ability to learn specialized software
  • Ability to multi-task
  • Knowledge of the property management cycle
  • Rent Manager, Renowalk and/or PropertyMeld knowledge a plus
