The Area Construction Operations Manager reports directly to the Regional Director of Construction Operations and assists in leading Construction and Renovation efforts of a field and office-based team. Specifically, they will support local Construction Field Managers in all daily aspects of project management while ensuring compliance of SMS policies, share best practices and lessons learned, and to serve as a resource for addressing market-specific problems.
Responsibilities

  • Interview, hire and train a team of field and office-based personnel designed to operate efficiently, compressing repair and renovation costs while maintaining product quality.
  • Manage day-to-day operations to ensure the timely execution of all estimation and renovation activities.
  • Analyze local speed, cost, and quality performance metrics to identify opportunities and implement corrective action where necessary.
  • Review and approve initial repair and renovation scopes to ensure adherence to quality and pricing standards. Generate feedback loop to improve overall scope and accuracy.

  • Support the Regional Director of Operations in all aspects of repair and renovation by collaborating with other market stakeholders to align goals and meet company objectives.
  • Source, interview, and on-board new Vendor partners
  • Ensure local team has enough Vendors to complete all work without encountering capacity concerns
  • Conduct performance reviews, on-going training sessions, and deliver corrective counseling and/or disciplinary actions as needed to Vendors
  • Ensure that all vendors are aware of performance expectations and their own performance metrics
  • Ensure productivity, quality, and costs requirements of Vendors are consistently met
  • Negotiate pricing to ensure that SMS has access to competitive rates that leverage our large volume
  • Train Vendors on SMS systems and hold Vendors accountable to continued proper use of those systems
  • Support all SMS employees who interact with Vendors and act as the second level of escalation
  • Provide updates for pricing, policy and product changes to all SMS stakeholders
  • Consistently monitor the effectiveness of current vendor management processes to ensure that work is completed in the most effective and efficient manner possible
  • Set performance expectations and agree to SLA requirements in specific markets
  • Determine and capture client spec requirements to incorporate into market-based operations
  • Align on pricing standards by market to deliver services at agreed to cost parameters
  • Administer quarterly business reviews with client leadership to review performance and discuss areas of join opportunity
  • Act as direct point of contact for all market escalations and manage to sufficient outcomes for our clients

Qualifications
Minimum Qualifications

  • Four-year Construction Science/Engineering degree or equivalent combination of education and experience in engineering, project management or construction management
  • 5 + years of project management experience preferably in residential home construction
  • Experience and knowledge of Residential Construction estimating, means and methods, accounting, project administration, and a thorough understanding of industry practices
