What this job involves:JLL empowers you to shape a brighter way by combining world class services, advisory and technology for our clients [Source: JLL Job Description Template.docx]. Your primary responsibility is to complete all tasks as directed by the Lead Engineer with minimum supervision and to report any condition affecting building services and tenant comfort or safety [Source: JLL Job Description Template.docx]. This role focuses on tenant services, preventive maintenance, equipment monitoring, and general maintenance to ensure optimal building operations and safety standards
What your day-to-day will look like:
- Respond to tenant service requests including temperature complaints, lighting repairs, and furniture moving
- Complete preventive maintenance tasks and equipment monitoring with detailed documentation
- Operate mechanical equipment including chillers, pumps, cooling towers, and fire alarm systems
- Perform HVAC system adjustments, troubleshooting, and repairs to ensure tenant comfort
- Conduct safety inspections including elevator, asbestos, and generator load testing
- Maintain building cleanliness in mechanical rooms, equipment areas, and public spaces
- Record equipment readings, settings, and operational occurrences in logbooks
Required Qualifications:
- Experience with HVAC systems operation, troubleshooting, and maintenance
- Knowledge of mechanical equipment including chillers, pumps, cooling towers, and emergency systems
- Ability to operate direct digital control systems and pneumatic control systems
- Basic electrical knowledge for breaker resets and lighting repairs
- Physical ability to perform manual tasks including lifting, moving furniture, and snow removal
- Strong communication skills for tenant interaction and reporting to Lead Engineer
- Ability to work independently with minimum supervision on 3rd shift schedule
Preferred Qualifications:
- Experience with building automation systems and energy management systems
- Knowledge of fire safety systems and emergency procedures
- Extensive plumbing and general maintenance repair skills
- Experience with preventive maintenance programs and documentation
- Familiarity with safety protocols for mechanical spaces and equipment operations
